PBC Industrial & Logistics Project Showcase | Spring 2023

PBC specialises in providing a wide range of construction consultancy services for industrial and logistics projects, including project management, cost management, pre-acquisition TDD surveys and dilapidations advice, as well as monitoring surveyor role on behalf of a funder or pre-lease tenant surveyor role on behalf of a proposed occupier. We’ve rounded up a few of the projects we have undertaken for clients.

The Falcon Centre in Milton Keynes

PBC was appointed to provide Project Management, Employer’s Agent and Cost Consultancy services for the fast-track refurbishment of a 50,000sq. ft. distribution warehouse at The Falcon Centre in Milton Keynes, plus updating of its office space to a CAT A standard.
Improving the sustainability / ESG credentials of the building was a key requirement of the project which included the following enhancements:

• PVs – 28 new PV panels installed, with a total installed capacity (kW) of 27.72 and estimated annual generation (kWh) of 25669.00
• EPC – Upgraded from a D rating to a B rating
• Electric heating – Gas fired boiler replaced with high efficiency electric boiler
• Lighting improvements – New LED installed throughout with PIR detectors
• Electric vehicle charging points – 5 new 7KW EV charging points
• External building fabric – New double glazed windows and cladding installed

 

Distribution Facility Centre Expansion, Colchester, Essex

PBC was appointed to project manage the development of a new 148,000 sq. ft., 21.5m high bay extension to an existing 288,000 sq. ft. book storage and distribution centre in Essex for an owner and occupier client. PBC managed the selection and appointment of the project team, the pre-planning and planning process, design and tender stages, followed by the construction and handover phase.

PBC were tasked with managing delivery of the project in a “live” client environment, so all works needed to be carefully planned to minimise disruption. The existing facility was part mechanised and included both low bay and high bay storage facilities. As part of the project, the viability of automated storage solutions was assessed and this led to the installation of a high bay expansion to suit a new racking solution.

In addition to the warehouse expansion, the project included new HGV parking and service yard, marshalling areas and loading docks to deliver a modernised storage facility in access of 436,000 sq. ft.

Improvements to the sustainability and ESG credentials of the development included the following:

• BREEAM – BREEAM “Very Good” certification achieved at Design Stage with an enhanced target score of 60.98% for the completed project, awaited from BRE for New Construction 2018 Scheme
• Renewable Resources – Minimising the use of finite resources, favouring sustainable and renewable resources
• EPC – EPC A energy rating achieved, against a target B
• Energy monitoring – Energy in use metering and monitoring throughout via BMS controls installed
• Low carbon design – Thermal modelling and passive design analysis carried out
• Lighting improvements – New LED installed throughout with PIR detectors
• External building fabric – Building air test certification exceeded building regulations maximum air leakage requirements
• New Glazing – New glazing providing excellent thermal performance and optimum reflectance, minimising solar heat gain
• Rainwater harvesting systems and water conserving sanitaryware

 

E-Leather Production Facility, Peterborough

PBC was appointed as Fund Monitoring Surveyor for a private fund managed by Aberdeen Standard Life for the development of a new 220,000 sq. ft high-bay production facility on a greenfield site for an end user/occupier who are an award-winning materials technology company.

The building was designed to meet the fund’s institutional standards, with 18,000m2 warehouse and 2,000m2 offices, 12.5m internal clear height and a 50KN/m2 floor load.

The built-in sustainability / ESG credentials of the building included the following:

• BREEAM – BREEAM “Very Good” certification achieved for New Construction 2018 Scheme
• EPC – EPC A certificate rating achieved for the completed development
• Energy monitoring – Energy in use metering and monitoring throughout via BMS controls installed
• Lighting improvements – New LED installed throughout with PIR detectors
• External building fabric – Building air test certification exceeded building regulations maximum air leakage requirements

 

Costa Coffee Bean Roastery facility, Basildon, Essex

PBC was appointed by Prologis Plc to project manage the development of a new, 85,000 sq. ft. high bay, coffee bean roasting facility for Costa Coffee. The new roastery was designed to service Costa’s UK and overseas markets and represented a £38 million investment by the company.

 

Logic 305, Brooklands Industrial Park, Weybridge, Surrey

PBC was instructed to Project Manage and as Employer’s Agent for the fast track refurbishment of a 300,000 sq. ft distribution warehouse in Surrey over a 6 months period. The works entailed new concrete yard, new warehouse roof, cladding treatment and a full CAT A refurbishment of the office accommodation. This included a new rainscreen cladding system, new windows and doors.

Amazon was secured as a tenant and PBC managed the interface between the tenant and Landlord to ensure early access and partial possession were achieved to enable the tenant to commence their fit out works prior to PC of the Landlord’s works. The project was completed ahead of schedule and has added substantial value to the client’s asset.

Market Place Industrial Unit, Southall

PBC recently acted for Orchard Investment Management as Project Manager and Contract Administrator for the refurbishment of this industrial unit.

The client wanted to ensure sustainability / ESG improvements were made as part of the refurbishment which included:

• Replacing the existing gas boiler with electric point of use heating and wall panels
• Installing an electric vehicle charging points externally
• All gas services to the unit were terminated in replace of electric provisions

Iconic Conran Building to be Repurposed Sympathetically as Smart Offices

22 Shad Thames is the iconic building in Butler’s Wharf once home to design guru Sir Terence Conran. Completed by Michael Hopkins and Partners in 1991 as a showroom, office and apartment for the late silversmith and designer David Mellor, it was subsequently occupied by Sir Terence and later his practice Conran and Partners from the late 90s to 2020 when the asset was acquired.

PBC has been appointed by Lateral Investment Management to provide project management and cost consultancy services for internal refurbishment of the space to CAT A + standard across all five floors of office space. The work also includes a proposed extension, the installation of a new lift and MEP systems, as well as the redesign of common ‘social’ areas.

Due to the listed status of the building, Lateral has worked hard to ensure a sympathetic design that makes the original features shine, while ensuring a modern sustainable and high quality interior design and fit-out. Work is due to start by the end of 2021.

Lateral is a rising and fast-growing investment management firm, based in London with schemes also underway in Oxford. 22 Shad Thames will be the company’s flagship office asset and is due for completion in 2022.

PBC Wins Exciting North London Redevelopment Project

PBC’s proven track record and experience in delivering complex cut and carve refurbishment schemes has secured the instruction from Atlas Property Letting & Services Ltd for its prestigious refurbishment and new build project on Pentonville Road and Kings Cross Road in North London.

The joint offering of PBC’S Project Management and Cost Consultancy teams will add value both to the project and client, with PBC appointed to provide Project Management, Employer’s Agent and Contract Administration services for this exciting scheme.

The 30,914 sq. ft. refurbishment, and part new build CAT A project, will include the partial demolition of 233-239 Pentonville Road and 241-243 Pentonville Road, and the internal walls and ground floor rear elevation of 172-176 King’s Cross Road, retaining only their primary and some secondary façades. This will provide refurbished office space on newly connected floorplates, including a new basement level and additional roof storeys on both Pentonville Road properties, creating one six-storey and another four-storey building.

Three previous planning applications had been rejected on the project, as the properties are adjacent to a Listed church.  The site is also flanked on both sides by a double red route, which creates logistical challenges, and the works to create the new basement are immediately above existing Thames Water and Transport for London assets.

The scheme is due for completion in Q2 2024, so we will post regular updates throughout this exciting and challenging project.

PBC Welcomes Jim Heatley to PM Team

PBC is delighted to announce the appointment of Jim Heatley, who joins its Project Management team as Associate Director.

Jim is both a chartered construction manager and project manager specialising in both occupier and building owner construction and refurbishment projects. He brings substantial consultancy experience, along with a successful track record of project delivery in the commercial, technology, media and telecoms, banking and finance, and hospitality and leisure sectors.

Commenting on the new appointment, PBC Managing Director Paul Philips said: “Jim is joining our growing Project Management team at a very exciting and busy time, and we are delighted to welcome him on board.  He brings with him proven project delivery experience in in the private, infrastructure and public sectors, and his particular strengths in leading multi–disciplinary teams will ensure that our clients, and their projects, continue to achieve the best outcome, every time.”

PBC Welcomes New Head of its Project Management Division

PBC is delighted to announce the appointment of Glenn Wright as Head of its Project Management Team. As a former Director of Colliers International, Glenn brings a wealth of experience to PBC across many property sectors, with particular focus on commercial property.

A chartered surveyor with over 16 years’ experience in Real Estate, Glenn has a proven track record for successfully delivering a wide range of complex and challenging schemes in the UK, as well as mainland Europe. His experience as lead Project Manager extends to commercial, industrial, logistics, retail, education and residential sectors, as well as Loan Monitoring. Project Management and Contract Administration duties for redevelopment, refurbishment and fit-out projects on behalf of developers, owner occupiers, property funds, investors and global media companies across the private sector are a particular specialism in more recent years.

Glenn will lead PBC’s growing Project Management team, which has continued to successfully deliver high-end residential and prestigious commercial and industrial projects throughout the Covid-19 pandemic. Working within the Government’s, and client’s, safety guidelines the team has created and implemented new working practices that have ensured ongoing projects have been completed, many still on programme and on budget.

Commenting on his appointment, PBC Managing Director Paul Philips said: “Since our Project Management Division was launched in 2006, it has gone from strength to strength and, despite the considerable challenges of the recent pandemic, we have continued to deliver high quality projects for clients. Enhancing Great West House

For over 50 years, Great West House in Brentford has been a landmark for those heading along the M4 motorway towards London.  Built in 1963, and sitting in 3.2 acres of land, it is a clear sign that you are just 15 minutes from the centre of the Capital.

PBC Project Managed the refurbishment of the building’s two reception areas, ground floor entrances, restaurant, toilets and common parts, as well as improvements to an external terrace adjoining the restaurant for the building’s occupants and visitors to dine ‘al fresco’.  During this process, Spacelab Architects used pioneering virtual reality software to present finished scheme options to the client.  PBC also helped to select and appoint the best project teams to deliver this exciting refurbishment, which involved careful planning and management to ensure the minimum disturbance and inconvenience to the many occupiers of this iconic, 150,000 sq.ft. office building.

PBC is delighted to report that the project is now finished on time, on budget and to a very high standard.

A New Look for Yorke House

Yorke House in Solihull has a very smart new look following a refurbishment project which has transformed its first floor, WCs and common parts. PBC acted as Project Manager, Employers’ Agent and Cost Manager for the owner and all works were completed in just 12 weeks, including a new VRF heating and cooling system.

As well as ensuring the high-quality refurbishment was completed on time, the environmental impact of the project was also carefully managed.  Ninety-eight per cent of all waste materials were recycled, and eight new bat boxes were installed in Hillfield Park.  Going the extra mile, the contractor also cleaned the external decking area and revarnished the outdoor tables and chairs, so that the building’s tenants could enjoy the glorious summer weather!

Wake Up and Smell the Coffee at Costa’s New Roastery!

PBC were instructed to project manage the development of this new 85,000sq.ft. high bay roasting facility on behalf of Prologis who had entered into an agreement with Costa Coffee to create a new roastery to service the UK and overseas markets, representing a significant investment by Costa. A considerable amount of liaison and interface between Costa and a full design and project team was required to successfully deliver the development. The challenges to PBC included implementing change control procedures for agreeing changes to the specification with all the parties and allowing early access by Costa for its fitting out works. Costa then managed its own roastery equipment installation and office fit out, which was designed and constructed by Morgan Lovell.

The Product

Costa Coffee has opened what will be one of Europe’s largest coffee roasteries, this sustainable plant, based in Essex will be able to produce 45,000 tonnes of coffee a year, four times more than it currently produces in its Lambeth plant. Costa’s location is just 14 miles from Tilbury Docks where the beans arrive, this further reduces their carbon foot print now taking half the time to reach their new site. Costa has also achieved a BREEAM ‘Outstanding’ rating at design stage assessment by installing solar PV roof panels capable of producing nearly 250,000 KWH of energy, rain water harvesting and solar thermal technology to heat water. The roastery was also shortlisted for the 2017 BREEAM Awards and aiming to receive a further ‘Outstanding’ certification at the final stage assessment.

Farringdon Office Transformation

The Brief

When the tenant of 52-54 St John Street decided to relocate, the owner Columbia Threadneedle, took the opportunity to consider their options for refurbishment of this office building. The property consisted of two separate buildings, a three storey building to the rear and a 5 storey building at the front, with a central open courtyard.

PBC Project Management team along with The Manser Practice architects and TPS Building Services Consultants were appointed to carry out a number of feasibility studies to alter, extend and refurbish the property to provide modern offices with showroom to the front.

The Solution

Extensive consultations with the local planning authority were required, together with Rights of Light and Party Wall advice. Following Feasibility advice the client opted for a comprehensive refurbishment of the existing building to provide over 17,000 sq.ft. of Grade A Office Space with a contemporary look and feel.

The project involved a complicated structural “cut and carve” to relocate the central core and lifts, in order to provide improved space utilisation on each floor as well as a new glazed walkway to link the front and rear buildings and enclose the previous external courtyard.

Design features include good natural light, exposed iron columns, ash timber flooring, new air conditioning throughout, new LED linear lighting to the front building and “industrial” style high bay lights to the rear. The front elevation brickwork was enhanced with a specialist paint treatment and a new spiral steel stair case was installed to link the ground floor and basement showroom area.

Project Challenges

Due to the location of the building, adjoining the Grade II listed Charterhouse Square to the rear, the PBC Project Management team needed to manage communications with the neighbours.  This included a number of meetings and finally a presentation to the Charterhouse, outlining our proposal. As the Structural works involved cutting into the Party Walls and also needed excavation for new lift bases, PBC’s Party Wall Surveyor agreed Party Wall Awards with the Adjoining Owners on either side of the property.

The spiral feature staircase was added late into the Project, so PBC ensured all the necessary details were managed to guarantee the quality and safety of the installation.

Costa Coffee Bean Roaster Project Update

It is now week 8 of the project, and works are progressing well. The green bean silo structure has been erected, new concrete hard standings are being laid and approximately 50% of the attenuation tanks have been installed. The piling ground improvement and foundations have also been installed. The steel structure erection and commencement of the cladding will start WC 4th January 2016. Further updates of progress will follow………

Ingram House Project Update

PBC transform Hemel Hempstead Asset for F&C Reit Asset Management

PBC are pleased to have been appointed to provide Project Management for this instruction from F&C Reit, to transform a vacant industrial building in disrepair to a refurbished unit ready for re-letting in Hemel Hempstead. The project included strip out to open plan accommodation, the repair and refurbishment of 22,000sq.ft of warehouse space and 5,300sq.ft of two storey offices.

CLS Holdings Plc Expansion Project

PBC designed, specified and project managed the Cat A and Cat B refurbishment and new office fit out for CLS adjacent to their Bondway head quarters in Vauxhall.

The project involved the forming of a new opening between the two buildings, new WC and shower facilities, new Boardroom and offices.  Alterations and refurbishment of some parts of CLS existing executive offices was also delivered by PBC which involved weekend working.

Dan Howson, Head of UK Asset Management, CLS Holdings Plc commented: “This is just a short note to say thank you for your hard work on the refurbishment of the 2nd floor at 84 Bondway.  The refurbishment has been well received by all at CLS and the facilities are already being put to full use by all the staff.  I look forward to working with you on similar projects in the future.”

PBC Complete £4m CAT A Refurbishment

The 8 storey refurbishment had a contract value of approximately 4 million, and following the extensive dilapidations and reinstatement works, now provides commercial office space spread over 111,000sq.ft.
