Luxury Lake District Hotel Project for PBC

In 2016 the luxury hotel chain, the Leeu Collection, acquired the prestigious Linthwaite Hotel, which is set in 14 acres overlooking Lake Windermere in the Lake District National Park.  With a major refurbishment project underway, the PBC loan monitoring team was appointed by the funder to carry out an initial construction appraisal report for due diligence purposes, followed by interim monitoring services to safeguard the bank’s interests.

The hotel was closed following its acquisition and work started in June 2017 on a high specification extension and renovation project to transform the property into a 5* luxury hotel with surrounding woodlands and a tarn. The project also included the addition of two three-bedroom woodland villas, a large events area and the redesign of all external hard and soft landscapes in the hotel’s extensive grounds.

PBC Instructed by Capital A Finance Plc. on Luxury Apartments on The Hill

The development entails the conversion of a Grade II listed former student hostel to luxury apartments. Fifteen new residential units will be provided over 30,000 square feet of internal area, consisting of six three beds, seven two beds and two one bed apartments. The building is being altered and remodelled to provide a two storey rear stepped infill extension and replacement fourth floor structure to create a three bed penthouse.

The project involves the excavation of a lower ground floor and basement to accommodate leisure facilities and eleven car parking spaces. 105 reinforced concrete piles have already been sunk to enable the new basement and lower ground floors to be constructed with pynford beams being installed to support the upper structure and load bearing walls, as can be seen from the photos above. Externally, the development will provide ten car parking spaces, fifteen cycle spaces, refuse/recycling facilities and landscaped gardens.

Grade II Listed Conversion

When Investec Bank Plc. decided to enter into a Joint Venture with Knight Developments Ltd, PBC were instructed to undertake an appraisal of the developer’s proposals and subsequent monitoring of the construction phase of this mixed development of 36 new build houses and 28 converted and refurbished apartments, with 37 external garages and 76 parking spaces.  The total accommodation consists of 60,871 sq ft gross internal area.

The development was constructed on the historic site of former Victorian Workhouses dating back to 1838.  These Grade II listed buildings have been converted and refurbished in close liaison with English Heritage to retain many of the original features and layout.

The development was completed in the Summer 2013 and all units have now been sold.  Both Investec Bank Plc. and Knight Developments are delighted with the outcome of their partnership in successfully completing this project.

Redevelopment of New Iconic Theatre in Londons West End

Originally the St James’ Picture House, the original Westminster Theatre building was opened in 1923 on the site of the Charlotte Chapel, which was erected in 1766.

In 1931, the venue was transformed into a theatre, with a capacity for more than 1,500. Despite the efforts of Save London Theatres Campaign, Westminster City Council granted permission for developers to demolish it in 2001 and the theatre closed in 2002, after being destroyed by a fire.

There have been a number of plans to resurrect a theatre on the Palace Street site. Talawa’s £9.3 million Westminster Theatre Project to establish the first major black-led arts institution in central London, failed in 2005 after the Arts Council withdrew £4 million capital funding.

When the opportunity came up to develop a theatre on the site of 12 Palace Street, St. James’ Creative Director Robert Mackintosh said he was immediately interested as it offered the possibility of developing a new venue from scratch. As soon as the possibility of acquiring the building became a reality, he started to develop his vision, building on his experience of successful small venues and adding ideas of his own. As it turned out the building contained more than Robert had hoped for; with not only a main theatre but also a studio to give the best flexibility and ensuring the St. James Theatre complex is a destination for all live entertainment.

Its location in SW1 alongside Buckingham Palace offers visitors the chance to step away from the crowded pavements of the West End and take sanctuary in the peaceful neighbourhood of the modern St James Theatre.   It features a 312 seat theatre and a 100 seat studio theatre and a brasserie and lobby bar offering delicious food, fine wines and cocktails.

PBC were originally instructed in 2007 by Close Property Finance to provide Contract Appraisal and Monitoring for the re-start of this project and then were subsequently retained throughout the various development and fitting out phases.  The development was completed and the theatre opened in September 2012.

Investec and Capital A Finance Instruct PBC on High Street Kensington Redevelopment

PBC were pleased to undertake an initial stage 1 appraisal report and will be subsequently monitoring this multi million pound redevelopment, a conversion from offices to 27 luxury apartments.  The scheme has planning permission and is due to be completed in Spring 2015.

Spurs Project Completed Summer 2012

PBC provided initial due diligence appraisal advice and monitored the development of a new state of the art first team training academy for the football club, which completed in Summer 2012.
