The Project

 

The Danubius Hotel in St John’s Wood benefits from sweeping views across Regent’s Park and Lord’s Cricket Ground.  The hotel is currently undergoing a phased upgrade of its rooms and facilities, in line with the owner’s global uplift programme for its properties.

PBC Scope

 

PBC has previously carried out Project Management and Employer’s Agent services for the refurbishment of the hotel’s 2nd and 3rd floors, along with a full upgrade of its plant room and MEPH services.  The latest project, a refurbishment of the 10th floor, was to create luxury, high-end master and junior suites with lounge areas, as well as state-of-the-art meeting room facilities and lift/lobby areas for future guests.

The Challenges

The location of the hotel, close to an iconic sporting venue and in the middle of a busy transport network, created issues with delivery and storage of materials.  Also, as the hotel was still in use throughout the work, it was vital that noise and disruption were kept to a minimum to avoid impacting guests.

Added to this, just as the project started, the Government imposed the Covid-19 lockdown of all construction sites, so the refurbishment work was put on hold until restrictions were lifted.  New work schedules had to be implemented and restricted working practices put in place to manage the single entrance, staircase and exit for the workforce.
