The Project
Located in the heart of Marylebone, 3-5 Duke Street is a seven-floor mixed use office and retail building, with office accommodation occupying the five upper floors.
The Portman Estate appointed our team to undertake Design, Contract Administration and Building Regulations Principal Designer services to provide a new contemporary, fully managed workspace across the second, third and fourth floor.

PBC Scope
The works involved extensive demolition and reconfiguration of the existing layout across three floors to form open plan office space, kitchenettes, meeting rooms, WC and shower facilities.
Original features were given new life, such as parquet flooring which was restored following removal of floor coverings installed using asbestos bitumen adhesive, all original chimneypieces were also taken off site for several weeks and restored.
All mechanical and electrical systems were replaced including new air source heat pumps which PBC gained planning permission for.
With a focus on sustainability GD Construction (St.Albans) Ltd salvaged and re-used materials from the demolition phase to save from landfill where possible.
As part of the client’s new fully managed flexible office portfolio, the office space has been fully furnished and audio-visual equipment installed within meeting rooms and breakout spaces.
