Project and Building Consultancy Ltd were appointed to manage the procurement and construction work to completion, including coordination of the design team and all other consultants. The project was a full category A refurbishment of the building, including removal of the existing VAV air conditioning system and replacement with a new more compact VRF system, therefore allowing improvement of the spaces by lifting ceilings, extending the lettable area into areas formally used for large items of plant. Structural alterations and remodelling of the reception area were also undertaken to create a stunning new up to date entrance to the property. The existing building is 1980s construction behind a beautiful historic Portland stone façade, fronting the pedestrian area of New Broad Street. PBC were also engaged as liaison for the purposes of neighbourly Party Wall Matters relating to the Crossrail development to the rear of the building. Fixtures and finishes within the building were brought up to date with new walnut joinery, sanitary facilities, LED lighting and metal pan raised access floors throughout. The basement office was extended into a former plant area where striking use was made of exposed services photos and exposed masonry walls.
