PBC were appointed to carry out inspections across various properties within Buckingham Management’s central London property portfolio, producing comprehensive condition reports and planned preventative maintenance schedules for a ten-year period.

The forecasts were required to support accurate budgeting within service charge expenditure, covering the following scope:

• External building fabric, including roofs, fenestration and elevations
• External landscaping and boundary treatments
• Internal common parts, including entrances, stairways and communal sanitary facilities, along with the underlying structure where this could be assessed or reasonably predicted
• Caretakers’ apartments and building management offices
• Landlord areas, including plant rooms and storage
• Central building plant, such as boilers, chillers, air handling units, boosted water installations, standard and emergency lighting, access control systems, and fire detection and alarm systems
• Lifts
