PBC Cargo Works PPM

Instruction

PBC were instructed in October 2025 to undertake a comprehensive Planned Preventative Maintenance (PPM) Survey of Cargo Works, a prominent commercial office space property in Southwark.

The objective was to assess the condition, maintenance requirements, and statutory compliance obligations of all building assets, enabling the client to implement an effective10-year maintenance strategy.

The project involved a detailed inspection and assessment of the building fabric. Working closely with the client, we conducted a thorough condition assessment of fabric elements including roofs, facades, internal finishes, doors, windows, and communal areas.

We appointed a photographic drone inspection for inaccessible external areas, as well as undertaking our own site survey, and thoroughly reviewed these images for defects and maintenance deficiencies, lifecycle considerations, and potential future risks.

These works were categorised using a priority rating system, with our cost data allocated across a phased annual programme. Particular consideration was given to the condition of the building elements, the urgency of required works, appropriate maintenance cycles, and the client’s budgetary requirements.
