The Project

 

City Place House is a ten-storey building in the centre of the City of London which is part of the Great Portland Estates’ portfolio. Located close to the Guildhall, it is just a short walk from St Paul’s, Bank and Moorgate underground stations and, as such, is popular with a range of occupiers including international law firms, fund management companies and financial service providers.

 

PBC Scope

 

PBC was appointed by Great Portland Estates to prepare a schedule of dilapidations for 20,000 sq. ft. of office space within the building, for a tenancy that was coming to an end.  In addition to general décor, the reinstatement works included the removal of complex communications and ventilation equipment, which necessitated the use of a crane to remove plant that was located on the building’s roof. As this had to be carried out while the rest of the building was still in use, all of the work had to be costed as ‘out-of-hours’ work to minimise disruption to both other users and traffic using the roads surrounding the building.

PBC agreed a swift and favourable settlement on behalf of the landlord, and is retained as dilapidations surveyor at a number of properties within the Great Portland Estates portfolio.
