The Project

 

Dukesbridge House is a former office block located in a highly desirable location alongside the River Kennet in the centre of Reading.  PBC has been appointed as Project Monitor on the conversion of the building’s commercial office space into 76 dwellings.  This Change of Use project is being carried out under the Government’s Permitted Development Rights.

PBC Scope

 

Prior to work starting to convert the commercial space into 4 studios, 70 one-bed and 2 two-bed apartments, the plans were submitted to the Council for verification, to ensure the conversion met current Permitted Development Rights.  However, as these Rights do not allow for any external changes to the fabric of the building, Planning Permission was sought and received to upgrade the window openings, and to landscape the outside areas to provide a refuse and cycle storage area.

The project also included the lowering of the basement floor, and removal of the slab, to allow for additional residential accommodation on this level.

The flats will provide much-needed range of privately owned, rental accommodation.
