The Project

 

Embassy Gardens is located within the heart of Nine Elms and is central London’s newest riverside district for food, culture, commerce and 21st Century life.

Master-planned by Sir Terry Farrell, it has been described as ‘possibly the most important regeneration story in London and in the UK over the next 20 years’.

The architectural style at Embassy Gardens is distinctive, with an array of apartments standing among landscaped public squares, parks and spectacular gardens.

Amenities of the highest standard include the private Eagle club with its own library and gym, the world-famous Sky Pool, as well as a spa, cinema and business facilities.

PBC Scope

PBC were appointed as Landlord Surveyors to provide independent professional advice, consultancy services, oversee and manage each tenant’s Licence for Alterations application and monitor all tenant’s ‘fit-out’ works across each of Ballymore’s 9 retail units within Embassy Gardens.

Remedi, located on Ace Way within the development, is a luxury health & wellness clinic operating out of a serene wellness space providing a wide array of treatments taking care of all wellness aspects for customers including the physical, emotional, social, spiritual and intellectual treatments.

Challenges

At ground floor level within the unit, the tenant proposed to install a specialist cryo pod and a separate infrared sauna for customers to use as part of Remedi’s wellness offering. Accordingly, careful consideration was required by the Design Team to ensure that the heating and cooling loads provided to the unit by the landlord were not exceeded.

In addition, PBC worked closely with the tenants design team and appointed structural engineer to agree on a suitable design for the proposed mezzanine floor that was to house various treatment and meeting rooms as well as a versatile multi-functional space.
