The Project

 

The Plaza is a landmark commercial building on Liverpool’s skyline. It combines managed office space, meeting rooms and co-working spaces with informal break-out areas, and is perfectly located just a few minutes’ away from Liverpool’s railway network.

PBC Scope

 

PBC was appointed to provide Project Management, Cost Consultancy and Employer’s Agent services for the CAT B refurbishment of the building’s 40,000 sq.ft. 2nd floor for a blue-chip client who wanted a more flexible space to accommodate a range of work settings for staff.  The client required a workspace that created a modern environment with eight, collaborative ‘neighbourhoods’, including open meeting booths for agile working, a unique, central restaurant with a comfortable and relaxing environment and a games room.

The Challenges

Within the office space bespoke partition systems were built and tea points were also created.  Specialist ceiling acoustics were added to reduce the noise levels and to stop travel across the large open space. The entire floor was redecorated with specialist wallcoverings and new flooring and furniture was installed.

Alterations and additions also had to be made to the mechanical, ventilation, lighting and FA systems as well as new data cabling, AV and CCTV access and control systems.

The fit out works were disrupted at an early stage by the Covid-19 pandemic and PBC had to carefully manage the contractor throughout the project to ensure all government guidelines were adhered to whilst still working to a tight timeline and budget. Despite the potential considerable disruption to the programme the pandemic may have presented, through working closely with the contractor and client team, the project was still brought in on time and on budget.

The project was administered under a FIDIC short-form contract on a negotiated basis.
