The Project
100 Victoria Street, SW1 is a landmark office building located within Land Securities’ prestigious Cardinal Place development, just a short walk from Victoria mainline train station and with a new Victoria Underground Station entrance immediately opposite the front entrance doors to the building. With a wide range of retail offerings on the doorstep, the building is perfectly placed to benefit from the programme of ongoing development and infrastructure improvements being undertaken in the area.
PBC Scope
The PBC Project Management Team was appointed by The Instant Group to act as Employer’s Agent and Cost Management consultants for a CAT B fit-out of the building’s 4th floor for a tenant. In addition, PBC worked with Instant, the tenant and the Contractor’s designers to develop the tenant’s desired design. The project also required the construction of a partition, on behalf of the building’s owner Land Securities, to split the overall floor into two separate demises, to create the 9,000sqft area required by the tenant. The project also included their relocation of into the newly fitted out office.
The Challenges
As the tenant had to move out of its office by a defined date, the entire fit-out and relocation had to be completed within a very tight timescale. Adaptions had to be made to the M&E system to accommodate the new layout, including major duct work alterations to the existing a smoke-vent system, FCU relocation, due to the demise split works. A new fibre optic supply was also required to the demise, along with the installation of all new data and power supplies throughout the floor. The installation of new AV services, including relocation of existing AV systems from the offices the tenant previously occupied also had to be coordinated with the tenant’s own AV contractors.
The works also included construction of new meeting rooms, a new boardroom, office partitions, two kitchenette areas and new floor coverings. The majority of the furniture was supplied new, although a number of high value items of executive furniture, including the existing boardroom table needed to be relocated from the previous office space. The ordering of long-lead items such as furniture, the new reception desk and other bespoke joinery also required coordination by the team to meet the required occupation deadline.
