The Project

The Brentford Project is a new waterside development in West London town which spans 4.79 hectares and includes 876 new homes, approximately 14,000 sqm of retail space, and around 8,000 sqm dedicated to leisure and cultural use.

Currently under construction, the project is set for completion in 2027, with the first phase launched on 5 September 2019.

 

PBC Scope

PBC were appointed to act as the Landlord’s Surveyor to oversee and manage the tenant fit-outs to all the commercial and retail units within phase 1 of the Development.

The commercial and retail units featured a diverse mix of uses, including a restaurant, bakery, Everyman cinema, bookstore, optician, gift shop, and barbers.

Our role included:

  • The review and collation of all base-build design information and guidance necessary for the tenant to complete their fit-outs, and as part of this role we offered the developer advice on the shell & core design, particularly with regard to incoming services.
  • Liaison with the tenant’s throughout their design development and review of their proposals to ensure compliance with all relevant standards.
  • Issuing a recommendation to the landlord to proceed with License to Alter, including advising on conditions to be included and approving documents to be appended to the license.
  • Monitoring of the works during tenant fit-out guide to ensure compliance with the approved documentation.

Further services include:

  • Matterport scanning of the completed landlord works – we were instructed to undertake 3D Matterport surveys of the clients commercial assets to form an accurate record of condition prior to fit-out by external tenants.
  • Contract Administration of elements of landlord Work beyond the shell & core where required.
  • Feasibility reporting and general advice on fit-out matters undertaken by the developer.
