The Project
Bourdon Street is located in the centre of the Mayfair Conservation area, in the City of Westminster and nearby historic Berkeley Square.
The property at 8 Bourdon Street was developed in 1997 and comprises of 10,512 sqft Grade A office space. The accommodation is arranged over lower ground, ground and four upper floors, each typically 1,920 sqft
PBC Scope
This project involved a CAT A refurbishment inclusive of full MEP plant replacement, a new lift, external remedial works and replacement of all windows. Each floor has been fitted out to a CAT A standard and the building now boasts a new grand reception area and deluxe end of journey facilities.
PBC were appointed at RIBA stage 2 where they initially engaged an MEP consultant to pull together a set of Employer’s Requirements for the project alongside a detailed brief with the client. A main contractor was thereafter single sourced, as requested by the client, who then developed the design from RIBA stage 3 through to RIBA stage 5.
Various surveys were undertaken before and during the design period which included a measured survey, MEP validations, CCTV drainage, asbestos R&D, EPC and roof & façade surveys. These surveys assisted in forming a rigorous design and cost plan at RIBA stage 4 prior to the construction phase.
A number of additional consultants were also appointed by the client throughout the project including a fire consultant to input on design and create a new fire strategy for the building. A neighbourly matters consultant was also appointed to assist with an oversailing license prior to erecting the scaffold to the building.
Prior to the main construction works, PBC ran a small-scale tender process to appoint a strip out contractor to remove all existing services from the building and other architectural elements that weren’t required for the main construction works. The overall main construction duration lasted 5 months.
The project achieved an EPC B rating and has targeted BREEAM Excellent which is due to be concluded in the upcoming period.
Whilst there were a number of challenges throughout including stringent landlord requirements, difficult neighbourly matters discussions and issues with the existing site conditions (i.e. leaks), the team collaboration and close communication with the client helped to deliver successful and high-quality end product.
The building launch is scheduled for November 2024.
