The Project

 

PBC was instructed by Investec Bank to act on its behalf as Project Monitoring Surveyor for the conversion of Hill House, Archway from a 1960s purpose-built office block to residential use.  The redevelopment, which was the initial phase of a major project to regenerate the local area by delivering new homes, improved shops and facilities for its local community, involved the conversion of 11 existing floors, and the addition of two new storey levels to create a total of 156 residential units.

PBC Scope

 

The project commenced in February 2016 with HG Construction Limited appointed as the Principal Contractor. The conversion of existing office space was carried out under Permitted Development Rights and separate Planning Permission sought for the additional storeys. Completing the renovation, the building benefitted from full façade replacement.

Throughout the project, rights of access and services had to be managed with neighbouring properties.  These included lease obligations impacting the building’s underground car-park, to which access had to be maintained throughout construction.
