The Project

 

The Hygeia Building is a high-quality office block that was built in 1991 and is arranged over ground, mezzanine and five upper floors around an impressive central atrium with glass wall-climber lifts.  It is located close to vibrant retail and leisure amenities and has excellent road and rail links into London, just 12 miles away, and The Midlands and North.

The Scope

 

PBC was appointed to provide Project Management and Contract Administration for the refurbishment of a 1,500 sq.ft. ground floor, self-contained unit in the building.  The former tenant had occupied the demise for a number of years and, as such, the existing office fit out was particularly dated. M&E services were provided by central gas boilers and chillers.

The main focus of the project was to create a modern and stylish demise, given its proximity to the station and the busy thoroughfares surrounding the building.  One distinctive feature incorporated into the new design was the installation of suspended lighting in a diagonal arrangement across the concrete sofit.  There was also a requirement to switch the mechanical strategy from gas to a more sustainable VRF system.

Given the relatively small demise, the newly designed space, which also includes a glazed meeting room, has successfully created a sense of space and light and now offers a contemporary and stylish environment for any new occupant.
