The Project
Kings Court is a Grade II Listed commercial building situated in the heart of Bath city centre. The purpose-built office block is close to the City’s main railway station and is located within a conservation area. Local amenities are a short walk away with restaurants, cafes and Bath’s renowned shopping area close by.
PBC Scope Phase 1
PBC was appointed to provide Contract Administration and Cost Consultancy services for the strip-out and refurbishment of the building’s 3rd floor offices, as well as its common parts, reception area and lift facilities. The project included a new M&E system in the reception area, light design to the 3rd floor, decoration, new lighting and carpets and installation of a new cycle store in the basement. The reception area was also redesigned and updated, which included a feature moss wall.
Installation of the new lift required additional works to accommodate the new design and to bring the facility up to current standards. This included infilling in the basement, structural alterations and reinforcement works. In addition, the 2nd floor of the building was tenanted throughout, so all works were carefully structured to cause minimum disruption to the remaining occupied offices throughout the building.
PBC Scope Phase 2
Following this, PBC’s Project & Cost Management Teams were appointed to manage the CAT A and CAT A+ fit out of the office space on the 2nd floor, providing flexible office space for the client to take to market.
The CAT A+ project involved splitting one CAT A standard unit into two, using fixed partitioning through the middle. New break-out and curtain formed meeting spaces were also created, feature lighting and adding new tea points with new flooring and furniture.
As the building’s common areas and reception had already been updated, care had to be taken to protect these spaces during the additional 2nd floor works phase.
The project is now completed and the PBC team is looking forward to the next phase of the King’s Court refurbishment programme which includes residential refurbishment in the upper floors.
