The Project
PBC was instructed to provide a full range of construction and consultancy services by Logicor Plc following departure of the site’s previous tenant in advance of lease end.
PBC Scope
PBC’s Building Consultancy team undertook an assessment of dilapidations to allow the freeholders to plan the future strategy for the building. This was followed by the preparation of a full Terminal Schedule of Dilapidations for service. Following completion of the landlord’s works, PBC negotiated a significant dilapidations settlement, being able to demonstrate clear loss based upon the costs of the reinstatement works.
Subsequently, PBC was also instructed as Project Manager and Employer’s Agent to manage the six month refurbishment of the 300,000 sq.ft. distribution warehouse. The works entailed a new concrete yard, new warehouse roof, cladding treatment and a full CAT A refurbishment of the office accommodation. This included a new rainscreen cladding system, new windows and doors.
Amazon UK was secured as a tenant during the project and PBC managed the interface between the tenant and client to ensure early access and partial possession were achieved. The project was completed ahead of schedule and, at this time, PBC also prepared a full Schedule of Condition for referencing within the lease documentation.
