With views over the river, the building has been popular with businesses looking for quality, open plan office space with easy access to the West End and City.
PBC Scope
PBC was appointed to provide Project Management, Employer’s Agent and Cost Management services for the Design & Build, CAT A and CAT A+ refurbishment of the building’s Ground Floor North and Second Floor North office spaces.
The Ground Floor North was refurbished as a CAT A+ ‘plug and play’ option for potential tenants looking for fully furnished and IT-ready office accommodation. The building’s Second Floor North office space was refurbished as a traditional CAT A fit-out.
In addition, the reception, common areas and lifts were comprehensively refurbished to bring the building back to a condition expected by the local letting market and existing tenants.
Throughout the project, noise and disruption was programmed and controlled as the majority of the building remained tenanted and in use. Logistical sequencing of common area works was introduced, to allow tenants and their staff access to the reception area, lifts and WCs at all times.
The fast track 15-week project timescale was achieved, and the office spaces were back on the market at the beginning of January 2020. With the CAT A and CAT A+ options both available, the two refurbished office spaces offer maximum flexibility for prospective new tenants.
