The Project
The Corner Building is located right in the heart of the vibrant Clerkenwell and Farringdon districts and was comprehensively refurbished to include a modern reception lobby, design-led fully fitted office accommodation and communal roof terrace with a stunning London outlook.
PBC Scope
PBC was appointed to work alongside the main contractor to provide Project Management, Employer’s Agent and Cost Management services. Procured under a Design & Build Contract PBC delivered the Grade A, contemporary style, CAT A and CAT B fit-out of three of the building’s office floors and its reception area. The project also included end of journey facilities as well as a new communal roof terrace, to include decking, new perimeter balustrade, a kitchenette, outdoor seating with pergolas and feature planting.
The existing primary plant HVAC system was replaced as part of the works including a new VRV system installed to Levels 4 and 5, in line with the building-wide decarbonisation strategy and to achieve the target EPC B rating. A new fibre backbone was also installed throughout the building to provide diverse comms connectivity to all floors.
Planning consent was obtained for the new roof terrace with conditions being discharged ahead of commencement of the project.
The building was occupied throughout the project by tenants on the Lower Ground and Ground floors and levels 1, 2 and 3, which required care to be taken by all of the teams to minimise disruption and excessive noise during work hours. Continuity of services to the occupied floors was also a key part of the primary plant replacement strategy. Also, as the main reception was the sole means of access/egress for the building occupants, the reception area, and lift had to stay operational for the tenants whilst works were being undertaken. Problems were mitigated by the Project Manager and contractor teams careful project planning and logistics, as well as regular communication with the building management team.
The PBC teams for this project included Director of Project Management Glenn Wright and Assistant Project Management Harleen Lyall. The Cost Consultancy team was lead by PBC Director Chris Jones and Quantity Surveyor George Clark. Prior to commencement of the works, Alistair Slater, Director of PBC’s Building Consultancy Team carried out Technical Due Diligence and the Building Survey report providing strategic advice for the acquisition of the property.
