The Project

 

PBC has acted for Extra as Project Manager and Employer’s Agent in the delivery of the Cobham Motorway Service Area between Junctions 9 & 10 on the M25 from when it was first constructed in 2010, through to opening in September 2012.

More recently, the PBC Project Management Team has provided Project Management and Contract Administration services for the construction of a two-storey extension to the former original Days Inn Hotel, providing 28 new bedrooms and full ‘rebranding’ to Ramada in conjunction with new Restaurant & Commercial Kitchen facilities, together with a self-contained Pizza Express Restaurant ancillary to the existing Food Court Building.

PBC Scope

 

PBC worked with the tenant, contractors and the site’s owners for the strip-out and remodelling of the busy Starbucks coffee shop to enable the extension to the two-storey link between the existing Hotel and Food Court Building.  The PM Team also acted as the interface between between respective tenants and their ‘fit out’ contract managers and contractors, to enable the amended existing and new facilities, together with the ‘rebranded’ and extended Hotel to be ‘fitted out’ and operational.

The construction of the 28 new bedrooms and full package of works for the ‘rebranding’ to Ramada (inclusive of new Gym and Breakfastroom/Restaurant facilities) have increased the overall number of bedrooms from 75 to what is now 99. An extension was also constructed to the front and rear of the original ‘link’ section to the Food Court Building, to create a new self-contained unit for Pizza Express at ground floor level and the new Restaurant and Commercial Kitchen facilities for the Hotel at first floor level.

An extension was also added to the front and the rear to form new, larger ground and first-floor commercial units; the ground floor becoming a Pizza Express and the first floor becoming a restaurant area linked to the hotel.  The exterior of the existing and new buildings was also re-landscaped.

All of the works had to be carried out with minimal impact on the operation of both the original Hotel facilities and for the Food Court Building.
