New Providence Wharf is a riverside community of more than 1000 luxury homes. Each home boasts an unparalleled view of some of the Docklands most celebrated landmarks. Built by the Ballymore Group, these homes are of an exceptionally high standard, with spacious open-plan living, floor to ceiling windows and access to exclusive onsite facilities including a gym, swimming pool, health spa and business suite.
PBC Scope
Following damage to a one-bedroom flat from a fire that started in a bedroom, PBC was appointed to provide Contract Administration services for the internal reinstatement project, coordinating the entire process to completion. The works involved complete removal and reinstatement of the internal finishes and linings where affected and reinstatement of all mechanical and electrical services throughout the apartment alongside minor repair works to associated surrounding apartments and common parts areas.
The Challenges
PBC used a systematic approach to the initial damage assessment , and maintain close liaison with the insurers appointed loss adjusters at each stage to ensure a swift resolution and the minimum time possible that residents have to spend out of their home. All reinstatement was upon a ‘like-for-like replacements’ which given the apartment was built in 2004 meant that in several new products had to be sourced.
PBC also had to arrange for installation of a new glazing unit that had been delayed by the manufacturing process. Working with the site team and principal designer, to ensure that a safe lifting method was in place prior to the arrival of the glazing unit, the unit was brought up 6 floors from the outside of the building the balcony with a pully system.
Final snagging upon completion had to be carried out with the tenant having moved in, due to strict time constraints, but the apartment is now fully refurbished and occupied.
