The Project

 

Columbia is a purpose-built office block in the heart of Bracknell. Built in the 1980s, the building is ideally located close to the M3 and M4 motorways, and is less than an hour’s train journey away from the centre of London.

 

PBC Scope

 

PBC’s Building Consultancy team was appointed to provide Project Management and Contract Administration services for the remodelling and fit-out to CAT A+ standard of a large, open-plan, vacant space within the building. The area was to be sub-divided into four, new individual demises, each with independent M&E services and meters, data connections, designed office space and furniture.

The Challenges

The project was driven by an architect’s perspective of a high-end, contemporary design which included glass Crittal partitions and an industrial feel. This open-plan layout was designed maximise light for each demise from north and south-facing windows, so glass-walled partitioning was used. Throughout the project, PBC managed the supply and installation of all of the internal construction and services, which included a new kitchen area, as well as the required office furniture.

With increasing numbers of companies looking for refurbished business suites and flexible ‘plug & play’ office space that is ready for immediate occupation, each project demands increased levels of management of construction teams, contractors and service providers to ensure that landlord and tenant requirements and timescales are met.  PBC has developed extensive expertise in this area, having successfully delivered a number of similar projects over the past year.
