The Project

 

According to the Evening Standard (June 2019), Feltham is currently one of the ten best value areas to buy a home in London with green open spaces nearby such as Bedfont Lakes Country Park, Hounslow Heath Nature Reserve and Bushy Park. Being the focus of massive regeneration in infrastructure over recent years, Feltham is an up and coming area with a beating cosmopolitan heart.

No 1 High Street, Feltham, is a new landmark development in the town’s centre, opposite the station with its fast links to London Waterloo. PBC was appointed as Independent Monitoring Surveyor for the project, which involved the construction of 45,314sq.ft. of accommodation split over two blocks.

PBC Scope

 

Block A comprises a part six, part seven-storey building with 39 residential units and separate gym within the ground floor commercial space whilst a further 8 units are provided within Block B to the rear of the site.  All upper-floor apartments have balconies which have either a river or town view.  Associated parking is available for up to fifteen cars with shared landscaped gardens and a children’s play space also provided.

Specific challenges included a change of principal contractor during the course of construction requiring new contracts and warranties to be put in place to protect the funder’s interest. Although the Covid-19 pandemic also adversely impacted the final completion date, sales have been so strong that the development is close to being sold out and, as a result, the development loan was paid back prior to completion.
