The Project

One Bartholomew was built by developer Helical as part of its Barts Square scheme in December 2018.  It sits in a prime location between the Smithfield Conservation Area and St Paul’s in the City, and close to the creative hub of Farringdon. Network Rail and London Underground stations are also just a few minutes walk away.

PBC Scope

PBC was appointed to provide Project Management and Cost Consultancy for a high-end D&B, CAT B fit-out of 38,000 sq.ft. of existing CAT A office space on the 3^rd and 4^th floors for leading London legal firm BDB Pitman Solicitors.

The works included design and fit-out of internal meeting rooms, study areas and a tea point on the 3^rd floor and, on the 4^th floor, a suite of meeting rooms, a staff breakout area and a spacious boardroom making an impressive client-facing reception area. A folding wall system on the 4th floor covers seven of the meeting rooms, which gives the client the ability to create different sized meeting rooms, or to open up the entire area into a theatre-style space for hospitality and social events overlooking the spectacular views of St Paul’s Cathedral.

The Challenges

To accommodate the folding walls, M&E adjustments had to be made to the floor as well as the addition of secondary steelwork to support the weight of the installation.  The introduction of the Covid-19 lockdown in March also impacted the project, as this was implemented just as contracts were to be signed.  PBC worked closely with the client and the contractors to agree a solution relating to the management of the additional time and associated costs, and to ensure programme impact was mitigated as much as possible.  Within the set budget, PBC also worked alongside the design and contractor teams to ensure the design met budget whilst also meeting the client’s aesthetic aspirations.

In addition to the Project Management and Cost Consultancy teams from PBC, which included Director of Cost Consultancy Chris Jones, Associate Director Richard Kufuor-Lodge and Assistant Project Manager Sioned Hughes, the team included Fabric Architects, MEPH Consultant GDM Partnership, furniture consultant Operandum and D&B contractor Overbury.  The fit-out project is also projected to receive a BREEAM ‘excellent’ score, the world’s leading environmental sustainability assessment method for planning, infrastructure and building projects.
