Kingston-upon-Thames is a vibrant retail centre with excellent road and rail networks and a thriving business community. All of these factors have made St George’s the busiest industrial estate in the town, and a popular location for companies looking for warehousing and office facilities. Past tenants have included Unipart Automotive, Plumb Centre, Plumbase and Screwfix, to name only a few.
Over a number of years, PBC has managed the refurbishment of many of the Estate’s buildings for Aberdeen Standard Investments, also providing Dilapidations, Project Management, Contract Administration and Licence to Alter services. Most recently, PBC carried out these services, for the reinstatement of units 16 and 17, comprising 20,000 sq ft to shell, and their subsequent refurbishment for re-letting. In addition to the internal and external refurbishment, the units benefited from new front apron hard standing and external landscaping.
As well as overcoming various structural challenges during the reinstatement phase of the project, The PBC team worked closely with the contractor Woodvalley Builders and the new tenant, Selco, to manage the removal of asbestos. Particular care was taken as other units on the Estate were tenanted and in constant use, with over 1000 vehicle movements a day through a narrow access road. The site was bounded by residential properties which limited the available working hours and methodology.
The refurbishment has now been completed ready for Selco Builders Warehouse to commence fitting out works and begin trading. The project was delivered in 16 weeks and to a construction budget of approximately £1 million.
