The Project

The iconic White Hart site was formerly a Lodgings House for King Richard II, dating back to 1367 AD. It is situated in the oldest part of Lincoln, aside Lincoln Cathedral and Lincoln Castle. The buildings were constructed in 1710, but over time, they have undergone several changes, including additions and adaptations. The Hotel boasts 49 bedrooms, a new Restaurant, together with Colonnade Cocktail Lounge, Gibson Club Bar and the King Richard/Royal Court Yard Function Suites, along with a new Pool, Spa, and Rooftop Terrace proposed in the next phase, providing panoramic views of Lincoln Castle and Lincoln Cathedral together with Exchequer Gate and the wider City.

PBC Scope

PBC was appointed as the Employers Agent, offering Cost Management, Project Management and Building Surveying services to deliver the overall scheme, involving a full strip-out and refurbishment, together with various sympathetic alteration and improvement works both internally and externally. All bedrooms and front-of-house areas are fully refurbished, with a new ‘Antlers’ Restaurant and glazed frontage externally. Phase 2 is to include the new Vitality Pool, Spa and Rooftop Terrace.

Our PBC Building Consultancy team was commissioned to undertake the pre-acquisition technical due diligence work prior to the completion of the sales transaction. This extended to surveys of the building fabric, M&E services, deleterious materials, and initial environmental audits.

Following this case study will be a subsequent case study relating to the full refurbishment and extension of the Grade II* listed Judges Lodgings building and redevelopment of the former White Hart Garages site located adjacent to Bailgate and Castle Hill. PBC are currently providing a full suite of Project Management, Cost Management, Building Surveying and Party Wall services to deliver additional accommodation in the form of bedroom suites, Apart-hotel style bedrooms, a new Restaurant and Café with landscaped outdoor seating areas and Retail, Kiosk Arcade.
