The PBC Team welcomed guests from Dorrington, BMS, CLS Holdings and fund clients to an evening of cricket and fun at The Hundred at The Oval, to watch the London Spirit play the Oval Invincibles.
The weather was perfect, and everyone was treated to an exciting evening’s cricket, with the London Spirit coming out winners after a nail-biting run-rush to the finish!

Congratulations to PBC’s Ben Hallowell for passing his APC and becoming a Chartered Building Surveyor.
Ben has been with PBC for four years and throughout this time has worked towards his chartered status under the mentorship of the PBC management team.
Commenting on his achievement, PBC Director Simon Garrard said: “We are delighted that Ben has gained his chartership. He has worked incredibly hard over the past four years towards this, and it is very well deserved.”

PBC is delighted to have once again supported the Asher Teper Memorial Golf Day, which has raised over £300,000 for the charity since it was first held.
This year the competition took place at the fabulous Woodland Masterpiece Palmerston Court Golf Course at Brocket Hall Estate, and PBC sponsored the second hole.
Well done to all of the teams involved, and for raising so much money for charity

Over 260 competitors from the property sector took part, and the team of Paul, Chris, Jamie and George did themselves (and PBC) proud.

It’s the UK’s Mental Health Week and PBC is pleased to shine a spotlight on our Associate Director, Richard Wild who is the company’s Mental Health and Wellbeing Champion.
This role means that Richard leads our initiative to provide support to anyone within our PBC team who may experience mental health issues. Richard is ably assisted in this role by our Senior Project Manager, Tamsin Parker, who has had previous experience championing Mental Health and Wellbeing.
Mental health and wellbeing is particularly important post-pandemic with many people adopting flexible working patterns and continuing to partly work from home, and technology allowing more online rather than face-to-face contact. As loneliness has been identified as a key driver in poor mental health, the PBC Board is committed to providing this vitally important help and support in the workplace.

PBC is delighted to announce that it has been awarded the prestigious Carbon Neutral Plus accreditation for its business practices. This acknowledges that the company is at the forefront of helping to combat climate change and sustaining the environment for future generations.
Over the past year PBC has offset 19 tonnes of carbon dioxide, which recognises not only the company’s support of a global portfolio of verified carbon reduction projects through its day-to-day business practices, but also the commitment of staff to its sustainability goals.
The accreditation has been awarded by Carbon Footprint Ltd, who help businesses to support environmental change by reducing their environmental impact and minimising their carbon emissions. The company also financially supports UK projects, by reinvesting a proportion of the profits the business makes. This includes projects such as Combined Heat & Power (CHP) and Biomass to help decarbonise the country.
Receiving the accreditation certificate, PBC Managing Director Paul Philips said: “We are particularly pleased this year to receive this enhanced accreditation. Achieving Carbon Neutral Plus status is an amazing achievement, and I would like to thank not only our staff but also our clients for supporting us and our sustainability goals over the past year.”

PBC kicked off the 2022 Six Nations Rugby Season in style at a celebrity lunch hosted by some of the sports’ biggest names.
The lunch, which took place at The Londoner Hotel in Leicester Square, saw past captains and players talking about their careers and giving their predictions for the tournament .
Former London Wasps and England winger Damian Hopley was joined by Scotland’s John Barclay, England’s Dylan Hartley, Wales’ Shane Williams and Ireland’s Rory Best on the stage.
PBC’s PM team hosted a table and welcomed a number of ‘rugby fan’ clients. A great time was had by all, and team PBC is now looking forward to another exciting Six Nations tournament!

Following completion of the initial two enabling works phases of the 66,000 sq ft Cat A refurbishment of 9 Prescot Street, PBC has now completed the tender process for this art-deco style building on the City’s fringe. PBC was appointed to Project Manage the proposed alterations and refurbishment works and, following a competitive tender, BW was appointed as the main contractor.
Works on site will commence soon, with a completion date early in 2023. Once finished the building will be BREEAM Excellent, WiredScore Platinum, CycleScore Platinum and with have an EPC A Rating.
This is an amazing project for the PBC to be involved in alongside a superb team which includes the client team from CLS Holdings Ltd, Quantem Cost Consultants, Buckley Grey Yeoman Architects, MEPH specialist Norman Disney & Young, Structural Engineer Watermans and CDM will be provided by Socotec.

22 Shad Thames is the iconic building in Butler’s Wharf once home to design guru Sir Terence Conran. Completed by Michael Hopkins and Partners in 1991 as a showroom, office and apartment for the late silversmith and designer David Mellor, it was subsequently occupied by Sir Terence and later his practice Conran and Partners from the late 90s to 2020 when the asset was acquired.
PBC has been appointed by Lateral Investment Management to provide project management and cost consultancy services for internal refurbishment of the space to CAT A + standard across all five floors of office space. The work also includes a proposed extension, the installation of a new lift and MEP systems, as well as the redesign of common ‘social’ areas.
Due to the listed status of the building, Lateral has worked hard to ensure a sympathetic design that makes the original features shine, while ensuring a modern sustainable and high quality interior design and fit-out. Work is due to start by the end of 2021.
Lateral is a rising and fast-growing investment management firm, based in London with schemes also underway in Oxford. 22 Shad Thames will be the company’s flagship office asset and is due for completion in 2022.

PBC’s proven track record and experience in delivering complex cut and carve refurbishment schemes has secured the instruction from Atlas Property Letting & Services Ltd for its prestigious refurbishment and new build project on Pentonville Road and Kings Cross Road in North London.
The joint offering of PBC’S Project Management and Cost Consultancy teams will add value both to the project and client, with PBC appointed to provide Project Management, Employer’s Agent and Contract Administration services for this exciting scheme.
The 30,914 sq. ft. refurbishment, and part new build CAT A project, will include the partial demolition of 233-239 Pentonville Road and 241-243 Pentonville Road, and the internal walls and ground floor rear elevation of 172-176 King’s Cross Road, retaining only their primary and some secondary façades. This will provide refurbished office space on newly connected floorplates, including a new basement level and additional roof storeys on both Pentonville Road properties, creating one six-storey and another four-storey building.
Three previous planning applications had been rejected on the project, as the properties are adjacent to a Listed church. The site is also flanked on both sides by a double red route, which creates logistical challenges, and the works to create the new basement are immediately above existing Thames Water and Transport for London assets.
The scheme is due for completion in Q2 2024, so we will post regular updates throughout this exciting and challenging project.

The ONS reports a change year on year on general material prices from April 2020 to April 2021 of 8.4% across all work sectors. BCIS report the general material price change at 2.8% to Q1 with their forecast being out at 5.2% year on year by Q4 2021, with the increase peaking in Q3 at 6.4%.
There will continue to be fluctuations in individual materials listed above and this will be reflected in pricing of new work as well as existing projects where contractors are seeking to recover material price increases from projects previously tendered and procured, as the actual cost from their supply chain is pushed up the line.
Based on the above, we would recommend a materials price inflation uplift be applied to cost plans or future works costs at between 2% – 4% depending on the anticipated start on site date.
Tender Prices:
Through 2020 and the worst of the Covid pandemic tender prices fell year on year to -2.1% at Q1 2021. The outlook however for the rest of 2021 and beyond sees a recovery in activity and in turn a rise in tender prices is forecast.
Currently BCIS TPI forecast shows an increase year on year to 2.4% by Q4 2021 rising from -1.8% in Q2 to 0.6% in Q3. Other industry indices are less bullish with their forecasts which range from 0% to Q4 2021 (Arcadis); 0.8% to Q4 2021 (Aecom) and 0.5% to Q4 2021 (G&T).
Noting the increases in materials, construction sector activity and contractors requesting cost increases on paused or current live projects, we would forecast a tender inflation of around 2% for the year, which should again be factored in to cost plans or estimates with a Q4 start date or beyond.

PBC is delighted to announce the appointment of Jim Heatley, who joins its Project Management team as Associate Director.
Jim is both a chartered construction manager and project manager specialising in both occupier and building owner construction and refurbishment projects. He brings substantial consultancy experience, along with a successful track record of project delivery in the commercial, technology, media and telecoms, banking and finance, and hospitality and leisure sectors.
Commenting on the new appointment, PBC Managing Director Paul Philips said: “Jim is joining our growing Project Management team at a very exciting and busy time, and we are delighted to welcome him on board. PBC is delighted to announce that it has received the internationally recognised Carbon Neutral Accreditation standard, which acknowledges the company’s low carbon credentials.
Over the past year the PBC team, lead by Assistant Project Manager Sioned Hughes, has been evaluating its working practices, to measure and ultimately reduce its carbon and energy footprint.
Using Carbon Footprint Ltd’s small business carbon calculator, the team measured the company’s carbon footprint including energy consumption and employee commuting using the 2020 emission factors developed by the Department for Environment, Food and Rural Affairs (DEFRA) and the Department for Business, Environment & Industrial Strategy (BEIS) for reporting emissions. PBC was rated ‘very good’ on its energy consumption and ‘excellent’ on its staff travel measurement.
Commenting on the announcement, PBC Managing Director Paul Philips said: “PBC takes its corporate social and environmental responsibilities very seriously, so we are proud to have been awarded this internationally recognised accreditation. Sioned and the team have worked incredibly hard to achieve this, and it is an important step forward for us towards greater sustainability.
We are also delighted that two of our senior team have received the SKA Assessor accreditation, which enables them to monitor and approve the sustainability of clients’ non-domestic fit-out projects.”
